Role Purpose: • Inspect premise, verify accuracy of LODs vis-à-vis Landlord’s base built provisions, and follow up with necessary actions to fulfill landlord’s obligation of unit’s physical hand over; • Complete landlord inspections as necessary, and follow up with internal documentation • Ensure tenant/tenant contractor has all relevant statutory permissions to commence and execute works • To issue tenant with Tenant manual, LODs, relevant development/base build supporting documents for tenant’s design and application to building statutory authorities; • To convene and conduct joint inspections for unit hand over to tenant; • To convene and conduct kick off meetings and follow up meetings to manage and facilitate with the entire design and fitting out process; • To manage the approval process of tenant’s design submittals with RDT’s design review team, ensure timely turn-around time of design approvals and tenant’s timely submissions of design; • When required, to support design review in reviewing & approval of tenant design submittals; • To track, monitor and chase down completion of work stages to ensure timely completion of various stages of the design and fit-out work; • To monitor site works quality and compliance with the landlord’s approved design and statutory authorities’ regulations; • To oversee the tenant’s fit-out program and conformance to landlord’s requirement; • To coordinate and liaison with other mall departments to ensure mall’s key operations are not compromised; • To keep and document all processes within a tenant fit out folders for official recording of all proceedings within the document controller’s record system

Role Purpose: 1. Developing and leading corporate legal strategy to promote and protect the company's matters; 2. Ensure the legality of commercial transactions, advising the higher management on their legal rights and duties, including the duties and responsibilities of corporate officers 3. Reviews, drafts and negotiates agreements, consulting agreements, special licensing, non-disclosure agreements, terms and amendments for customers, mainly in English, sometimes in Arabic; 4. Drafts, amends, manages, responds to, or analyses the MOAs of the Group and its amendments as needed; 5. Developing and leading corporate compliance programs; 6. Drives contract lifecycle from drafting through completion of the negotiation process, and/or contract execution. Manages contract change control process and related correspondence requiring legal input; 7. Overseeing delivery of legal services and resources to accomplish corporate goals, strategies and priorities; 8. Participating in the formulation of general management policy as a member of the legal team; 9. Identifies business objectives of direct sales / rent / construction / licensing / consulting transactions, capital markets, related issues, and facilitates risk/benefit analysis; 10. Drafts, manages, distributes, responds to, or analyses Requests for Information (RFIs), Request for Quotation (RFPs), Request for Quotation (RFQs), Request for Tender (RFT) or customer terms & conditions as needed; 11. Maintains a deep understanding of the Group contract templates, contracts policy, legal risk and liability, and company position on various matters; 12. Liaise with relevant departments to ensure that where legal risks have been identified, appropriate courses of action have been taken; 13. Prepares contracts for internal review and approval and ensures compliance with company policies as well as applicable laws or regulations; 14. Interprets contracts and advises sales/ rent/ construction / consulting managers on contractual responsibilities; 15. Translates complex commercial/legal scenarios into simple language and action plans; 16. At settlement, will engage in negotiations with opposing parties; participate in mediations and settlement conferences with the parties; and create settlement brochures, agreements, releases and other settlement materials. 17. Demonstrate knowledge of, and experience with, laws dealing with government and/or non-government entity, particularly disputes negotiation, preparation and administration; 18. Ability to provide independent advice (orally and in writing) to top level management on highly technical matters; 19. Formulate check-lists to be used for the purpose of ensuring that all information required is provided accordingly and on time; 20. Provide and interpret legal information, conduct and disseminate appropriate legal requirements to staff; 21. Conduct the appropriate discussion with AHG’s clients about any unclear points and answering their questions; 22. Proofreading and editing final translated versions; 23. Complete many routine tasks and assist with legal work, including research, court filings and AHRED’s client communication; 24. Advising the Senior Management on a variety of issues; 25. May mentor and train less experienced contract professionals; 26. Supports the Group Regional / Vertical Lawyers on sales-related projects; 27. Requires a thorough knowledge of the organization's products/services; 28. Requires a bachelor's/master's degree and at least eight (8) years in the field; 29. Familiar with standard concepts, practices, and procedures within real estate/construction field; 30. Relies on experience and judgment to plan and accomplish goals; 31. Performs a variety of tasks. Leads and directs the work of others; 32. A certain degree of creativity and latitude is required; 33. Typically reports to the SVP Legal Affairs; 34. Prepare monthly and quarterly reports for the department for executive management meetings; 35. Good planning and organization skills; 36. Proven ability to delicately solve sensitive matters. 37. Using appropriate software for presentation and delivery; 38. Using the internet and email as research tools throughout the legal process; 39. Speak, read, and write fluently in English. Any 2nd language would be useful, especially Arabic; 40. Manage work schedules to meet deadlines; and 41. What may be added to the above at the request of the manager in charge.
